What makes a great Airbnb investment in Cairns?

Being close to the city or beach can help, but a suburb name alone won’t give guests a reason to book. The property needs to offer something that suits the stay they have in mind.

At Pebble Stays, our view is simple: choose a location guests want to experience, or create a property that becomes part of the holiday itself.

That might mean an apartment within walking distance of restaurants and reef departures. Or it could mean a private tropical retreat with a large pool, outdoor kitchen and pizza oven where a family can happily spend the afternoon.

With that approach in mind, Cairns City, Cairns North, Palm Cove, Parramatta Park and Edge Hill are five suburbs worth considering. These are our selections based on location and guest appeal, rather than a statistical ranking of Airbnb returns.

1. Cairns City: Put Guests Within Reach of Their Holiday

Cairns City offers a clear proposition: a convenient base for exploring the region.

The Esplanade provides public recreation spaces and the swimming lagoon, while the Reef Fleet Terminal on Spence Street is a departure point for reef and island excursions. Those attractions give visitors practical reasons to stay centrally.

For an owner, the opportunity is to make the guest’s itinerary easier. Being able to walk to dinner or an early reef departure can be a meaningful advantage over accommodation that requires a drive for every outing.

However, “Cairns City” doesn’t automatically mean everything is on the doorstep. Assess the actual walking route from the property to the places your guests are likely to visit.

What we would look for: A well-presented apartment with convenient access to dining and the waterfront, comfortable bedrooms, effective air conditioning and a practical layout. A balcony, attractive outlook or shared pool can add to its appeal.

The property doesn’t necessarily need a long list of unusual amenities if its location already delivers a compelling stay. It does need to meet expectations on comfort, cleanliness and presentation.

2. Cairns North: Esplanade Access and Practical Convenience

Cairns North deserves consideration because its appeal can extend beyond a conventional holiday.

In our assessment, potential guest groups include holidaymakers, visiting professionals and people supporting family members receiving treatment. These are guest segments to investigate for a particular property, rather than evidence of guaranteed demand.

The important distinction is the address within the suburb. An apartment near the Esplanade or hospital offers a different experience from one further away on a busy road.

What we would look for: Comfortable self-contained accommodation with a kitchen, laundry access, reliable Wi-Fi and convenient parking. For longer visits, these practical features may matter more than elaborate styling.

Check noise, access and walking distances carefully. A property advertised around convenience should genuinely make the guest’s visit easier.

3. Palm Cove: Make the Beachside Lifestyle Easy to Enjoy

Palm Cove has an established identity as a beachside destination. Tourism Tropical North Queensland highlights its palm-fringed beach, esplanade, restaurants, spas and resort accommodation. That gives owners a strong starting point: guests can picture the holiday before they arrive.

Our preference would be for a property that makes this lifestyle easy to enjoy. A comfortable walk to the beach and restaurants can be a stronger selling point than simply having a Palm Cove address.

For properties further from the beachfront, the accommodation itself needs a persuasive drawcard. A private pool, tropical gardens and an inviting outdoor dining area can create a different proposition: a place guests want to spend time together.

What we would look for: Either a well-positioned apartment with appealing facilities or a distinctive holiday home with privacy, generous living spaces and a strong outdoor experience.

When considering an apartment, establish exactly which facilities guests can access. A listing should only promote pools, parking and other amenities that are genuinely available to its guests.

4. Parramatta Park: Give Guests a Reason to Choose Your Property

Parramatta Park offers an inner-city alternative to the waterfront suburbs. It is also home to Barlow Park, the multi-sports facility on Severin Street. That provides a local point of interest when considering accommodation for visitors attending sporting activities and events.

Our view is that property selection becomes particularly important here.

An ordinary house with basic furniture needs a clear reason for guests to choose it over accommodation closer to the waterfront. That reason might be space for a family, convenient parking, thoughtful presentation or a memorable private outdoor area.

Imagine a character home with a large pool, shaded dining space and a pizza oven. Guests can picture returning from a day out, swimming and cooking dinner together. The house becomes part of their holiday.

What we would look for: A home with character, a useful layout and enough outdoor space to create a distinctive guest experience. Multiple bathrooms and comfortable shared living areas may be valuable for families travelling together.

Proximity to an event venue can support the story, but we would assess the property’s appeal across the full year rather than relying on a handful of busy dates.

5. Edge Hill: Create a Tropical Retreat With a Local Lifestyle

Edge Hill offers a different side of Cairns: established gardens, character homes and a neighbourhood dining scene. We see an opportunity here for accommodation that reflects its surroundings: a tropical home with character, privacy and places to relax.

A renovated Queenslander with a generous deck, established greenery and a private pool creates a clear holiday proposition. Being within a comfortable walk of cafés or the gardens adds another reason to choose it.

What we would look for: A home that combines distinctive architecture or styling with practical comfort. Shaded outdoor spaces, a good kitchen and inviting areas for families to spend time together should support the experience.

The aim is to give guests a reason to choose Edge Hill specifically, rather than treating it simply as somewhere to sleep near Cairns.

A Desirable Location, or a Property Worth Staying For

Across these five suburbs, the same question matters:

Why would a guest choose this property over the alternatives available for their dates?

There are two approaches we would prioritise.

Make the location the attraction. Choose a property that helps guests enjoy the area with less effort. Think beach access, restaurants, waterfront walks or proximity to the main purpose of their visit.

Make the property an attraction. Create an experience guests can picture enjoying: a large pool surrounded by tropical gardens, a shaded outdoor kitchen with a pizza oven, a games room or a beautifully designed retreat.

The strongest properties may combine both.

However, adding one feature doesn’t automatically create a successful Airbnb. A pizza oven in an otherwise uninviting backyard is unlikely to transform the experience. The layout, seating, shade, lighting and overall presentation need to work together.

Any proposed improvement should also be assessed against its purchase, cleaning and maintenance costs. The goal is to create something guests value that makes commercial sense for the owner.

Choose the Property, Not Just the Suburb

Our shortlist is a starting point. Two properties in the same suburb can offer very different guest experiences and financial outcomes.

Before committing, consider the exact location, comparable accommodation, seasonal demand, setup costs and ongoing expenses. Confirm that the intended short stay use is permitted and that the property’s arrangements support your plans.

An attractive booking income is only part of the picture. What remains after operating costs matters just as much.
