Cairns Airbnb Forecast 2027: Why the Best-Managed Properties Will Win

Cairns Airbnb Forecast 2027: Why the Best-Managed Properties Will Win

Cairns tourism is changing, international visitors are returning in force, domestic travel is under pressure, and the short-term rental market is becoming more competitive. For Cairns and Palm Cove Airbnb owners, 2027 could be a year of significant opportunity, but simply listing a property and waiting for bookings may no longer be enough.

The latest tourism figures reveal an interesting shift in the Cairns market. International tourism is growing strongly, while domestic visitor numbers have declined. At the same time, Airbnb occupancy remains relatively healthy, although average nightly rates are under pressure.

Our forecast at Pebble Stays is that 2027 will reward property owners who focus on three things: outstanding presentation, active property management and intelligent pricing.

Cairns tourism in 2026: What the latest figures tell us

The October 2026 Cairns Economic Monitor, published by the Cairns Chamber of Commerce, provides an important picture of where tourism is heading.

Source: Cairns Economic Monitor, October 2026. Tourism Research Australia figures for the year ended June 2026.

International visitor expenditure reached approximately $1.25 billion, while domestic overnight expenditure fell 6.7% to $2.72 billion.

The overall tourism economy remains substantial, but growth has been uneven. Total visitor expenditure increased by just 0.1% over the year.

This is an important distinction for Airbnb owners. Cairns remains a major tourism destination, but the market is not experiencing the same growth across every visitor category.

International travel is a major opportunity for 2027

One particularly encouraging sign is the performance of Cairns Airport.

International passenger numbers increased 24.2% over the year on the report's trend measure, reaching levels not seen in more than two decades.

International passengers now represent 16.6% of the airport's total traffic on that measure, the highest proportion since September 2010.

For short-term rental owners, this growing international market creates an opportunity to appeal to guests who may prefer apartments, holiday homes and self-contained accommodation over traditional hotel rooms.

Families and groups travelling together can particularly value the convenience of separate bedrooms, full kitchens, laundry facilities and comfortable living spaces.

Our 2027 prediction: International tourism will remain an important source of demand for Cairns holiday accommodation, helping support well-positioned short-term rentals.

However, the recovery is not complete. The Economic Monitor also identifies that total international visitor nights remain below pre-pandemic levels.

This means there is still room for recovery, but continued growth is not guaranteed.

The Cairns Airbnb market: Strong occupancy, but nightly rates are under pressure

Tourism growth tells only part of the story. To understand where Airbnb owners stand heading into 2027, we also need to look at short-term rental performance.

There is an interesting trend within these figures.

Average occupancy has improved year on year, but average nightly rates have fallen by 8.8%. Revenue per available rental night has also declined by 2.3%.

This suggests that while guests are still booking short-term accommodation, operators cannot necessarily rely on higher nightly rates to increase their income.

For owners, this is where the quality of property management becomes increasingly important.

A well-presented, competitively priced property may continue attracting bookings even when the wider market becomes more challenging.

The opportunity is not simply to achieve high occupancy. It is to achieve the strongest possible rental income while maintaining the condition of the property and delivering excellent guest experiences.

Presentation will separate the best-performing Airbnbs in 2027

One of the biggest mistakes a property owner can make is underestimating the importance of presentation.

When a potential guest searches for accommodation in Cairns or Palm Cove, they are often comparing dozens of properties within seconds.

Professional photography, modern furniture, quality bedding and thoughtful styling all help a property stand out.

Airbnb itself confirms that listing quality, photographs, guest reviews and pricing influence how properties appear in search results.

At Pebble Stays, we believe presentation is one of the areas where property owners can make the greatest difference to their results.

This does not necessarily mean spending tens of thousands of dollars renovating.

Often, relatively simple improvements can transform the appeal of a property:

  • Professional photography that captures the property's strongest features.

  • Modern, comfortable furniture and coordinated styling.

  • Quality linen, pillows and mattresses.

  • Reliable air conditioning, fast Wi-Fi and well-equipped kitchens.

  • Outdoor furniture that makes balconies and patios more inviting.

  • Exceptional cleanliness and well-maintained facilities.

Cairns is a tropical destination. Guests want to feel like they are on holiday from the moment they open the listing.

Our prediction is that beautifully presented properties will increasingly outperform average accommodation, particularly as travellers become more selective about how they spend their holiday budgets.

Active Airbnb management will be more important than ever

Managing a successful Airbnb involves considerably more than taking bookings and organising cleaners.

Every enquiry, guest review, calendar adjustment and pricing decision contributes to a property's performance.

In 2027, we expect the difference between actively managed and passively managed properties to become increasingly important.

An actively managed property benefits from regular attention to booking performance, guest communication and the overall experience being delivered.

At Pebble Stays, our approach to short-term rental management focuses on:

  • Guest communication: Responding promptly to enquiries, providing clear check-in instructions and being available when guests need assistance.

  • Consistent presentation: Coordinating cleaning, linen, maintenance and regular property checks.

  • Review management: Encouraging positive guest experiences and acting quickly on feedback.

  • Listing optimisation: Keeping property descriptions, photographs, amenities and availability accurate and appealing.

  • Performance monitoring: Reviewing occupancy, nightly rates, booking patterns and rental income to identify opportunities for improvement.

These details matter.

Airbnb confirms that response rates can affect search placement and that guest ratings and reviews are among the factors considered in search ranking.

A property that is beautifully furnished but poorly managed can quickly lose its appeal.

Conversely, a property that consistently delivers a positive experience can build a strong reputation and attract future bookings.

Dynamic pricing: The difference between occupancy and profitability

Perhaps the biggest opportunity for Cairns Airbnb owners in 2027 will be pricing.

Many owners assume that increasing nightly rates is the easiest way to earn more income. Others focus entirely on achieving the highest possible occupancy.

Neither approach necessarily delivers the best result.

What matters is finding the right balance between nightly rates and the number of booked nights.

Cairns is a highly seasonal tourism destination. Demand can change significantly between the winter dry season, school holidays, major events and quieter periods.

A fixed nightly price throughout the year is unlikely to capture all the opportunities these changing conditions create.

How pricing can change your annual income

Consider two hypothetical properties with the same number of available nights.

cairns airbnb pricing strategy

Property B earns $6,570 more per year despite charging $20 less per night.

This demonstrates why the highest advertised nightly rate does not always produce the strongest returns.

At the same time, discounting every available night to maximise occupancy can also leave considerable income on the table.

An effective pricing strategy needs to consider booking demand, competitor rates, seasonality, upcoming events, booking lead times and gaps in the calendar.

Our forecast for 2027 is that owners who actively adjust pricing will be better positioned to capture income during high-demand periods and reduce unnecessary vacancies during quieter months.

Our Cairns Airbnb forecast for 2027

Based on the latest tourism and short-term rental data, our outlook for the Cairns and Palm Cove market is positive, but selective.

We expect international travel to remain an important driver of demand. At the same time, higher travel costs and pressure on household budgets may continue to influence domestic holiday bookings.

For property owners, we see three likely trends.

1. International visitors will become increasingly valuable

With international passenger traffic showing strong growth, we expect overseas visitors to remain an important market for Cairns holiday accommodation.

Properties offering convenience, comfort, reliable facilities and an easy booking experience should be well placed to appeal to this audience.

2. Average properties will face greater pricing pressure

AirDNA's latest figures already show average nightly rates declining despite improved occupancy.

We expect guests to continue comparing properties carefully, making presentation, reviews and overall value increasingly important.

A property's location alone may not be enough to justify a premium nightly rate.

3. Professionally managed properties will have an opportunity to outperform

We believe the strongest results in 2027 will come from owners who treat their short-term rental as an actively managed investment.

That means investing in presentation, reviewing pricing regularly, maintaining high standards and continually improving the guest experience.

The opportunity will not be the same for every property. Location, amenities, property condition, operating costs and local competition will continue to influence results.

Is 2027 a good year to own an Airbnb in Cairns?

We believe Cairns remains an attractive market for short-term rental accommodation.

The region has an established tourism economy, internationally recognised attractions and a growing international travel market.

However, achieving great results requires more than owning a property in a popular destination.

The most successful Airbnb owners will be those who understand their guests, invest in presentation and ensure their property is managed with care and attention.

For existing owners, 2027 presents an opportunity to review how their property is performing and identify areas where returns could be improved.

For investors considering entering the Cairns or Palm Cove short-term rental market, understanding realistic occupancy, nightly rates and operating costs before purchasing will be essential.

The bottom line: Cairns has the tourism appeal. In 2027, it will be how your property is presented, priced and managed that helps determine how much of that opportunity you capture.
